CDD Fees Explained: What Florida Homebuyers Need to Know

I get this question every week, so let's answer it once.

What is a CDD?

CDD stands for Community Development District. It's a special taxing district that some Florida communities use to pay for infrastructure, roads, utilities, amenities, before the community is even built out. Instead of the developer covering that cost upfront, it gets financed and passed to homeowners as a separate line item on your property tax bill.

How long does it last?

CDD bonds are typically paid down over a set number of years. Some homeowners pay it off entirely, some pay it down each year as part of their taxes. It varies by community and by bond structure, so ask your agent to pull the specific numbers before you write an offer.

Why it matters when you're comparing communities

Two homes can look nearly identical on price, and one can cost you meaningfully more per year once you add in the CDD. This is exactly why I always tell buyers: don't just compare list price. We model taxes, insurance, HOA and CDD fees, and maintenance together, so you know the real number.
